Since June 2018, GA Entreprise has been involved in the renovation of an 1860 Haussmann building that will house Givenchy's new 6,000 m2 head office.

Cédric Muntaner, Group Works Manager at GA Entreprise, talks to us about the particularities of such a project, located in the heart of the Parisian golden triangle, on which Amine, agap2 consultant, worked as a Works Manager.

 

What is GA Entreprise’s core business and what expertise did you bring to this project?

C.M. : For 140 years, the GA group has been offering a global offer for the design, construction, promotion and management of buildings. GA’s expertise is to guarantee on its sites, in addition to perfect quality, respect and control of deadlines. That is why Givenchy called on us to take over the rehabilitation project for its future headquarters, a Haussmann building from 1860. The building was due to be ready by the end of 2019 and the construction site was behind schedule. But we managed to deliver the building on time.

What are the particularities of Haussmann building rehabilitation projects?

C.M. : The building is located in the golden triangle of Paris, avenue George V. Within this perimeter, all buildings are classified as historic monuments and the opinion of the ABF (Architectes des Bâtiments de France) is essential for all interventions. Aesthetic alteration of the structure is prohibited. It was necessary to preserve the character of the building and the interior elements, while adapting to the needs of the customer who wanted a modern and high quality space. The presence of housing and offices all around requires a lot of care to limit visual and acoustic nuisance, especially in a neighbourhood like this one. In terms of planning management, this is one of the largest operations carried out since the creation of our renovation branch in 2009.

How do we adapt to these constraints?

C.M. : We had to put in place a draconian logistics plan. Make a delivery schedule with a single entrance and a single exit, manage a daily cleaning of the road, communicate well with the neighbours every week… There are many constraints on this type of work site, and it takes time. The construction site schedules had to be adapted. Meetings with the ABFs were held every three or four months to check compliance with urban planning rules.

Why did you choose agap2 to support you on this project?

C.M. : GA had already worked with agap2 on the Europe Tower at La Défense. We needed an additional resource on this project, and I found at agap2 a technical, reactive contact person, close to the site and who was able to offer me a relevant profile. Amine was supposed to stay 5 months on this project, he finally stayed for a year. And I plan to have him work on another site of the group.

After having done several projects at Vinci Construction in new housing, Amine, an agapian since the end of October 2017, is working as a works manager on this heavy rehabilitation project.

Depending on the progress of the work, I had several missions. I started by preparing and studying the architectural trades (analysis of the various execution plans, subcontractors’ meetings, project management…) I also took care, at the beginning of the construction site, of the presentation of the first series (office, sanitary…) and the validation of the different materials.
In the piloting phase, my mission was to manage and monitor the work of all trades (structural, architectural, technical and covered enclosure) from the 1st to the 4th floor. The building has been received, I am still on the process to process the lifting of reserves until the end of December and coordination between our subcontractors and Givenchy companies.
